Flooring Needed

Flooring installation requires calculating the total square footage of the space, adding a waste factor for cuts and misaligned planks, and multiplying by material and labor costs to arrive at a total project budget.

Floor area formula: Area (sq ft) = Length (ft) × Width (ft)

For irregular rooms: divide into rectangles, calculate each, then sum.

Material quantity with waste: Quantity Needed = Area × (1 + Waste Factor)

Waste factors by flooring type:

  • Hardwood (straight lay): 7–10%
  • Hardwood (diagonal lay): 12–15%
  • Tile (straight): 10%
  • Tile (diagonal or herringbone): 15–20%
  • Luxury vinyl plank (LVP): 10%
  • Carpet: 10–15% (accounting for seams and pattern matching)

Total project cost formula: Total Cost = Quantity × Material Cost per sq ft + Area × Labor Cost per sq ft + Fixed Costs

Note which figure each rate multiplies. Material is bought, so it is charged on the quantity including waste. Labour is charged on the room, because the installer is not paid twice for the offcuts. Swapping those two is the usual reason a DIY estimate comes out higher than the quote.

Fixed costs include underlayment, adhesive, transition strips, baseboards, and disposal of the old flooring.

What each variable means:

  • Waste factor: covers planks cut at walls, damaged pieces, and pattern matching. Always buy more than the exact calculated area.
  • Material cost: varies enormously. Laminate ($1–$4/sq ft), LVP ($2–$7/sq ft), hardwood ($5–$15/sq ft), tile ($2–$20/sq ft).
  • Labor cost: $2–$8/sq ft depending on material and local market. Tile and hardwood cost more to install than LVP.

The three cost boxes on this page start empty on purpose. Every figure below is approximate and dated, and a price frozen into a calculator is wrong within a year, so put your own quote in and let the page do the arithmetic.
