Layout Assessment

Two rooms of identical square footage can feel completely different to stand in, and the variable is almost always how much of the floor is covered.

Coverage Ratio = Total Furniture Footprint / Floor Area × 100

Aim for 40 to 60%. Below 40 a room feels sparse and sounds hollow, with nothing anchoring the space. Above 60 you start turning sideways to get past the coffee table. That single band is the rule this page works to, and it is the number to check before buying anything large.

Footprint means the floor space a piece occupies, not its height. A tall bookcase and a low sideboard of the same width take the same floor.

Worked example: A 12 × 15 ft living room, so 180 sq ft of floor. Furniture: one sofa (21 sq ft), one armchair (9), one coffee table (8), one TV stand (8). Total footprint: 46 sq ft. Coverage = 46 / 180 = 26%, which is under the 40% floor. There is room for a second armchair and a bookcase here, and the room will feel better for them.

Traffic flow minimums:

  • Main walkway (entry to exit): 36 inches (91 cm): required by most building codes for accessibility
  • Between sofa and coffee table: 18 inches (46 cm): knees-to-table clearance
  • Bedroom walkway around bed: 24 inches (61 cm) minimum on each side
  • Dining chair pull-out: 36 inches (91 cm) behind each chair

Interior design rule: No single wall of furniture should exceed 2/3 the wall’s length. It creates visual balance and prevents the room from feeling like a furniture showroom.
